Apartment Management Services
Leland currently manages over 3500 apartment units in various Central Florida locations. It is a full service management company providing an array of services to property owners. Over 2,000 of the units managed by Leland require low-income housing tax credit compliance. In addition, Leland manages units requiring tax-exempt bond and HOME compliance. Leland is considered an expert in the management of affordable apartment communities.
Leland oversees the daily operations of all managed properties to ensure maximum performance and adherence to corporate and regulatory guidelines. Management company personnel regularly meet with on-site staff to review concerns and ensure operational efficiencies, including a monthly review with each manager concerning operating statistics and adherence to standards. In addition, company personnel perform unannounced internal audits on each property to determine compliance with operating procedures and policies.
Leland provides all personnel related services, including hiring, training, scheduling, payroll and employee benefits. It provides management personnel as well as maintenance staff and a director of maintenance. It has qualified construction related personnel on staff to help with difficult repairs. Leland has overseen the contracting for projects such as the reconstruction of fire damaged units and termite damaged buildings.
Leland reviews the physical appearance and structure of each property on a regular basis to determine required maintenance and replacement needs. Leland determines required preventive maintenance schedules and ensures compliance. The company also competitively bids all outside services and products to obtain the highest quality at the lowest price.
Leland secures and maintains all insurance coverages for the properties. All accidents and/or claims are reported on a timely basis. Leland manages each claim with the insurance company to ensure proper handling.
Leland provides comprehensive accounting services, including approval and payment of all invoices, rent rolls, bank reconciliations, fixed asset accounting, payroll accounting, tax return preparation, budgeting and preparation of monthly and year-end financial statements. Leland corresponds with the independent auditors for properties requiring financial statement audits. Leland maintains two certified public accountants on its staff.
Leland has consistently demonstrated its excellent financial property management through its high occupancy and high collection rate on low-income housing properties. Leland is owned by Certified Public Accountants. Accordingly, it emphasizes financial management and accounting in all phases of its management efforts.
Leland has demonstrated its physical property management by maintaining positive appearances for its properties without spending large sums of money. Leland has a preventive maintenance program that includes annual air-conditioning cleanouts, monitoring of replacement of vinyl and flooring, annual fire extinguisher inspections, quarterly testing of smoke alarms, and quarterly inspection of all units for damage/abuse.
